DEBTOR-TENANT LIAISON SERVICES

If you answered "Yes" to any of these questions, it may be time to employ a new strategy. We offer debtor-tenant liaison services to creditors and landlords to assist in just these situations. Debtors and tenants are less prepared to ignore someone knocking on their door. We serve all of York, Pennsylvania. Our Field Agent (FA) will act as a liaison between you and the debtor (Referred to as the consumer in Pennsylvania), or tenant. The FA will also be your eyes and ears on-scene. The role of the FA is limited to two goals.
(1) Assess your asset! Whether the asset is a structure or a vehicle, the FA will complete a comprehensive report detailing the current condition. A typical report will include a minimum of:
Vehicle
Make, model, color, license plate information, vehicle identification number when available, mileage when available, evidence of damage, parking location and general condition.
Photos will be taken.
Houses and Apartments
Observations of the neighborhood to include nearby alcohol establishments, chronic loitering, suspected drug activity, trash and the overall "Safeness" of the area.
The exterior of the building to include cleanliness, physical damage, the yard, outbuildings and abandoned vehicles on the property.
When access is granted to the FA by the resident, observations of the inside will include evidence of abuse such as holes in the wall, trash, the number of residents in the house, sanitary conditions, evidence of rodents and insects and the presence of furniture.
The FA will listen carefully for statements made by the resident related to moving, employment status, financial status, criminal activity or any other debt-relevant information.
Photos will be taken of the exterior of the structure and the neighborhood.
Photos of the interior will be taken if granted permission by the resident.
(2) Attempt to restore communication! The FA will ask for phone numbers, and even request that a call be placed at that moment. The debtor-tenant will be encouraged to call you immediately. When requested, the FA will deliver a written message. Written messages may not be sealed. Strict Federal, State and Local laws prohibit certain communications, so our FA must be able to verify the content of the document they are delivering. We also offer process service and skip-tracing if needed.
What we will NOT do!
Harass, threaten, intimidate or deceive the debtor or tenant.
Act as a collection agent.
Violate Federal, State or Local laws.
Repossess or accept possession of assets.
Pretend to be someone we are not.
Notify neighbors, friends, family, employers or anyone else other than the debtor or tenant of the nature of the visit.
As mentioned above, there are strict laws that prohibit certain actions in connection with contacting debtors and tenants, especially in Pennsylvania. Before you do anything more intrusive than our service provides, you are encouraged to refer to the:

Our best effort to make personal contact with the debtor-tenant.
Up to five personal visits, including evenings and weekends. This will not apply if the resident refuses to talk to the FA, or if the resident refuses to answer the door when it is known that they are home. That encounter will be the last and you will receive a comprehensive report with all known information and observations.
Contact with neighbors to verify the residency if needed.
Photographs of the asset.
A comprehensive report of the situation and the condition of your asset.
Initial contact within 48 hours.

A contact letter will be left during each visit with your contact information.
Our fee for this service is ($100.00), except in the following zip codes.
In 17019, 17070, 17302, 17309, 17314, 17316, 17321, 17322, 17339, 17347, 17356 (Chanceford only), 17358, 17365, 17366, 17368, 17372, 17406, 17502 and the towns of Goldsboro and York Haven, our fee is ($120.00) due to the remoteness of the areas. Travel time to these areas can be as much as 1-2 hours, roundtrip, per visit. York County consists of approximately 900 square miles.
